Three questions come up before almost every job we quote. Will it cost too much? Will it leak? And can the person installing it be trusted? We’ve been answering those questions on the Mid North Coast for nearly two decades. Here’s what we say.

Why Metal Roofing Works Harder on the Mid North Coast
Salt air off the Pacific doesn’t wait decades to damage a roof. On unprotected steel, corrosion starts within years. Surface rust and paint breakdown appear well before the rated lifespan on roofs installed without the right substrate coating, and we see that damage firsthand when we’re called in to replace them.
Storms here are not like inland storms. The Mid North Coast gets wind uplift loads and rainfall intensity that most of the country doesn’t see. Fastener placement and overlap sealing decide whether a roof lasts for forty years or fails after the first serious low.
What Makes Colorbond Different From Standard Steel Roofing
Colorbond steel is manufactured by BlueScope on a Zincalume substrate, a zinc, aluminium, and magnesium alloy, with a baked enamel paint system bonded over the top. That layered construction stops the base steel from oxidising even when the surface is scratched or worn. The enamel retains its colour without chalking, reducing maintenance throughout the roof’s life.
Generic painted steel has none of that. One hailstone, one falling branch, one season of UV exposure, and the surface coating fails. Once it does, rust moves fast. On the coast, it moves faster than most owners expect.
Metal Roof Lifespan: What to Realistically Expect
Concrete tiles read differently in this climate. Salt penetrates the tile surface and drives micro-cracking that stays invisible until water is already inside the building. Older tile roofs compound the problem: absorbed moisture adds dead load to roof structures that weren’t built to carry it indefinitely, and the weight keeps climbing.
Run the numbers honestly. One Colorbond roof against two or three tile replacements over the same period, each carrying its own labour cost, disposal fee, and a week of disruption. The upfront gap narrows fast.
Common Metal Roof Problems, and How Good Installation Prevents Them
Most metal roof failures are not material failures. They are fastener failures.
Exposed fastener systems drive screws through the roof sheet. A rubber washer creates the seal. UV exposure and thermal cycling, the daily expansion and contraction of metal in coastal heat, degrade the washer steadily. When it goes, water tracks down the screw path and into the structure.
Concealed fastener systems remove this failure point. The roof is fixed through a hidden clip. Nothing penetrates the sheet face.
Rust is preventable. Colorbond’s Zincalume substrate carries the load, but two things accelerate corrosion regardless: incompatible metals in contact with the surface and blocked gutters. Copper downpipes or bare steel fixings touching Colorbond start a galvanic reaction that eats through the coating at the contact point. Blocked gutters pond water against flashings and roof edges beyond what any coating tolerates.
Rain noise is real. A bare metal shed roof in a downpour is loud. Nobody disputes that. A finished home, insulation blanket beneath the sheets, plasterboard ceiling above the living space, performs comparably to a tile roof under rain. The mass and air gap absorb most of it. Roof pitch and rafter spacing shape the rest. Homes where noise stays noticeable after installation are almost always ones where insulation was cut from the quote.
What Routine Metal Roof Maintenance Actually Looks Like
Once a year: clear gutters and valleys, check flashings at penetrations and edges, rinse the roof surface with fresh water to shift salt build-up, and inspect any exposed screw caps for washer wear. For more on routine metal roof maintenance, see our FAQs. No repointing. No replacing cracked tiles. No moss treatment.
Does a Metal Roof Affect WiFi or Mobile Reception?
A standard residential home with a metal roof does not act as a Faraday cage. Signal enters through every non-metal surface, windows, wall cavities, eaves, and every penetration in the structure. In a brick or weatherboard home with plasterboard ceilings, the roof sheet is one element among many. It is not a barrier.
Full steel-clad structures are different. A shed or warehouse with no windows and no non-metal surfaces does reduce signal, because there are no gaps for it to enter. A house is not that. The two structures share nothing relevant.
Parts of the Hastings Valley, Manning Valley, and further inland already run on marginal coverage. A metal roof will not weaken a strong signal. It will not fix a weak one either. If coverage is already poor at your address, contact your provider about a signal booster. That problem belongs to the network, not the roof.

Frequently Asked Questions About Metal Roofing
Does a metal roof make a lot of noise when it rains?
With an insulation blanket beneath the sheets and a plasterboard ceiling above the living space, rain noise in a finished home sits close to what a tile roof produces. The loudness people associate with metal comes from uninsulated structures, sheds, carports, open verandahs, not finished homes.
What keeps metal roofs from rusting?
Colorbond steel is built on a Zincalume substrate, a zinc, aluminium, and magnesium alloy, with a baked-on enamel paint system above it. That construction stops the base steel from oxidising. Keep gutters clear to prevent water pooling at the roof edge. Keep copper and bare steel fixings away from the Colorbond surface. Do those two things, and the coating performs as rated.
